Straight answers on financing, assume deals, and what closing actually costs. If yours isn't here, ask an agent directly — you'll get the same plain answer.

What does “assume balance” actually mean?
The seller has an existing housing loan. You pay them a cash-out for the equity they’ve already built, then take over the remaining monthly amortisation with the bank or developer. We show both numbers on the listing so you can see the real cost, and we check that the seller is current on payments before you commit anything.
Is pre-selling riskier than buying RFO?
It carries a different risk. Pre-selling gets you a lower price and a longer payment runway, but you’re buying a turnover date rather than a finished unit. We only list developments where we’ve seen the licence to sell and the turnover date is written into the contract — and we’ll tell you which developers have slipped before.
What do I need to qualify for bank financing?
Usually two years of income documents, a valid ID, and a credit record without recent defaults. Banks typically lend up to 80% of the appraised value, so plan for a 20% equity payment plus closing costs. We can send your papers to two or three banks at once so you can compare the rates rather than take the first offer.
What costs come on top of the listed price?
Budget roughly 6–8% of the price for transfer costs: documentary stamp tax, transfer tax, registration fees, and notarial fees, plus the association or condo dues on turnover. We give you the itemised estimate before you sign anything — no line item should be a surprise at closing.
Can a foreigner buy a house and lot here?
Land ownership is restricted to Filipino citizens. Foreign buyers typically purchase condominium units instead, within the building’s foreign-ownership cap, or lease land long-term. The rules turn on your specific status and structure, so confirm your situation with a Philippine lawyer before you commit — we can point you to one, but we’re brokers, not counsel.
How long does a purchase take to close?
For an RFO with financing already arranged, four to eight weeks from accepted offer to keys. Assume deals depend on how quickly the bank approves the transfer, and pre-selling closes on the developer’s turnover schedule. Our median from listing to accepted offer is nine days.
Do you charge buyers a fee?
No. Our commission comes from the seller or developer, and it’s the same whichever property you choose — which is why we’re willing to talk you out of one. If we ever have a stake in a listing beyond the standard commission, we’ll say so on the listing itself.
What happens after I send the form?
An agent — one of six, not a call centre — reads it and replies within one business day with three properties that fit, plus the comparable closings behind each price. No automated sequence, and no passing your number around.
